Real Estate 401k Investing
Real estate 401k investing can be an extremely powerful way of growing your money. With stocks being as volatile as they are many investors are looking to buy real estate in their 401k plan. After all real estate is a solid investment and has a great opportunity to make huge gains.
While you cannot buy real estate in a 401k there are a few ways of converting 401k to Real Estate.
401K Loan
Buying Real Estate with 401k money does not necessarily mean you have to invest into real estate in the account. Most plans will allow you to take out a loan directly from your 401k and use that money to buy things such as real estate.
You do not have to pay any fees or taxes on the money aside from interest on the loan.
However there are a couple downsides to using this approach. The first is that you are limited in the amount of money you can use. Each plan is different, but generally most plans will not allow you to take out more than $50,000, which depending on your area will probably not be enough in itself to finance a property.
A second disadvantage is that depending on your plan you may be unable to deposit more money into the 401k until the loan is paid back. So if you have the loan out for 6 months you will be unable to deposit any more money into the plan for those 6 months.
Finally there are no tax benefits for using a 401k loan. You are unable to write off things such as the mortgage interest on your taxes; after all it’s still your money you used.
Using loans to start buying real estate with 401k money, works best in the short term. For example, rehabs and flips can be a great strategy here, but rental properties do not work as well unless you can find a way to pay off the loan in the near future.
Real Estate Investment Trusts
A second way of real estate 401k investing is to buy something called a Real Estate Investment Trust (REIT). These are basically funds that take investors money and buy; apartment building, hotels, office buildings, etc.
These funds trade on the open market similar to stocks and other equities and are built to help investors make money with real estate without directly buying it yourself.
Most 401ks will allow you to invest into REIT. Contact the company that hosts your 401k to get more information on your plan’s options, and which REIT’s you can choose from.
Rolling it over to a Self Directed IRA
The next way to convert 401k to real estate investments is to roll the 401k over to an IRA. Some Self directed IRAs allow you to invest into real estate. There are even special bank loans that are available to IRA real estate investors.
